Your questions about drone roof surveys in Aperfield

How do I find out if my home in Aperfield is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is drone flying allowed in Aperfield?

Normally it comes down to two things: the airspace at the address and the weather. Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Drone roof surveys for homes and businesses in Aperfield

We carry out drone roof surveys in Aperfield and across London and the South East, where the airspace and the weather allow. We fly on weekdays and at weekends. We check the airspace for your address before booking a flight. You get a written report with close-up photos and recommendations. To check whether your roof suits a drone survey, call 07833 053749 or drop us an email with the address. If you’re worried about plant growth and moss on the roof and ridge pieces that have lifted, we can find out what’s behind it, whatever the roof.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Aperfield, the address is checked against all of them, and permission is never taken for granted.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Aperfield, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Advice

Why act early in Aperfield

It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. You can tackle the urgent items first. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

When to book a survey in Aperfield

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.

It’s worth booking a survey if you’ve seen:

  • Ridge pieces that have lifted
  • Blistered or cracked flat roof coverings
  • Coverings that have slipped high up on the roof
  • Wind damage high on the roof

For site and facilities teams at buildings such as Biggin Hill Primary School, a drone or thermal camera can show a large roof in a single visit.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • How they plan to inspect the roof safely

What a roof survey includes

Flying and imaging in Aperfield

Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Aperfield is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are frequently hard to see from the ground, which is where photos from the air and thermal images help.

Parking in Aperfield, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking. If you live in an older home near St Mark's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How the survey changes by roof type

Ridges and hips

Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. We record the signs of age we can see.
