Different roofs, different checks

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Drone roof survey in Warlingham

Our drone weighs under 250g, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey large and complex roofs, chimney stacks and flat roofs on upper floors, and the problems we’re asked to look at most are ridge pieces that have lifted and lead work pulling away at abutments.

Places like Warlingham can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Flying and imaging in Warlingham

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Before any flight, we check the Drone Safety Map for airspace restrictions.

If yours is one of the older homes in the streets near Church of All Saints, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Historic houses such as Addington Palace, about 3.5 miles north, show how far back building around Warlingham goes. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Signs you need a drone roof survey in Warlingham

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. A drone shows what has slipped, lifted or gone.

We’re often asked to look at:

  • Ridge and hip pieces working loose
  • Coverings that have slipped high up on the roof
  • Moss building up on slopes and in gutters
  • Wind damage high on the roof

For site and facilities teams at buildings such as Warlingham Village Primary School, a view from above covers a wide roof far faster than walking it.

Choosing a roof surveyor

  • How soon the report will arrive
  • How much experience they have with roofs like yours
  • Will they check the loft as well as the outside?
  • Whether VAT is in the quoted price

What a good roof survey covers

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In a smaller place like Warlingham, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, let the agent know when we’re coming

Advice

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Flights in a restricted zone without permission
  • The underside of the roof (that needs an inside check)
  • Roofs and gardens beyond the one we are surveying

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

What we look at

  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Tall and steep roofs
  • Flat roofs on upper floors

Warlingham questions

How do I find out if my home in Warlingham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Warlingham within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see each point for yourself.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Does the drone show the underside of the roof?

No. A drone shows the outside surfaces of the roof in close detail, but it can’t see under the coverings. We look in the loft from inside where it is safe.

Will you photograph next door’s garden?

We keep the camera on the roof we’re surveying, not on neighbouring gardens or windows. We inspect only the roof you’ve asked about. A word with next door beforehand is a good idea.

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Arranging work in a smaller place like Warlingham is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.
