Prices for drone roof surveys in Chelsham

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report is not charged as an extra. Drone roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • Any deadline, such as an exchange date
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block

Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Drone roof survey in Chelsham

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where it applies, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone will not help on your roof, we’ll say so. Every drone survey comes with a written report and close-up photos. We survey fragile roofs, valleys and parapet gutters and large and complex roofs, and the problems we’re asked to look at most are outlets choked with leaves and silt and coverings that have slipped high up on the roof.

Villages like Chelsham often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a house, including the airspace and weather checks before take-off. You are welcome to ask questions while we are there. Somewhere as small as Chelsham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Tell us about parking before the day
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Advice

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Allow for a change of day in poor weather
  • Check there’s room outside for the drone to take off
  • Check the loft can be reached
  • Keep pets indoors during the flight

We email the report to you, including the close-up photos taken by the drone. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep gutters, valleys and outlets clear, particularly in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • Roofs and gardens beyond the one we are surveying

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Flat roofs on upper floors
  • Chimney stacks
  • Large and complex roofs
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Fragile roofs

Different roofs, different checks

Steep slate and tile slopes

Widespread slipping on slate typically means nail fatigue. We can see the extent of it from above.

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

Common questions in Chelsham

Is my home in Chelsham listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Chelsham?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Airspace, weather and Chelsham roofs

Before any flight, we check the Drone Safety Map for airspace restrictions. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Take an older house close to Church of St Mary the Virgin: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Warlingham Village Primary School will know that a drone or thermal camera can show a large roof in a single visit. With Addington Palace about 3 miles north, the area around Chelsham has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Chelsham is about 3 miles north-east of Caterham, in Surrey. Chelsham gets the same service as everywhere else we work: a close look at everything that’s safely in view, photographs and a clear written report. Our Surrey coverage includes Chelsham. You can also see our page for London.

Every address in CR6 is within our area for drone roof surveys, from the main roads to the quietest streets. DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
