Thermal roof surveys in Chelsham

Thermal roof survey in Chelsham: what you get

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. If you’ve noticed wet insulation beneath the membrane and missing or slipped insulation, a survey will tell you what’s going on.

Villages like Chelsham often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Different roofs, different checks

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Keep outlets and gutters clear to stop water sitting
  • Heat the home normally on the days before
  • Clear a path to the loft hatch before we arrive
  • Leave the roof to people with safe access

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor
  • A formal energy assessment

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Airspace, weather and Chelsham roofs

With Addington Palace about 3 miles north, Chelsham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you look after a building like Warlingham Village Primary School, thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Chelsham is about 3 miles north-east of Caterham, in Surrey. We cover Chelsham and the rest of Surrey. Across Surrey, we cover Chelsham. There’s also a page for London.

We cover every part of CR6 for thermal roof surveys and the streets around it. Whether your property is on Chelsham Common and Chelsham Road or a nearby road, we can survey it. Chelsham questions

Is my home in Chelsham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Chelsham?

Yes, Chelsham is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will plan the survey around it.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about 1–2 hours at a typical home, and about three to four hours for a commercial roof. The report is sent afterwards by email.

Can you use a thermal camera on a sloping roof?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Prices for thermal roof surveys in Chelsham

Not every roof costs the same to survey, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • The size of the roof

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Getting in touch

You do not need to know any roofing terms. Just let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.

Leave it or get it looked at?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Around Chelsham, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Chelsham can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
