What we look for on each type of roof

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

About our thermal roof survey in Warlingham

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. We then check those areas with moisture readings. We are often asked to look into wet areas near outlets and upstands and ceilings that feel colder in places, across flat roofs, pitched roof slopes and commercial roofs.

Places like Warlingham can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a smaller place like Warlingham, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Make sure pets are kept safely away
  • Leave a clear route to the loft
  • Mention any parking restrictions on your street

Do you need a thermal roof survey in Warlingham?

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.

A survey can pick up problems like:

  • Heat escaping through the roof
  • Thin or uneven insulation in the roof
  • Stains that keep coming back
  • Possible trapped moisture under a flat roof covering

For an older house near a landmark like Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive
  • Whether the loft is part of the inspection
  • Is there a chance to talk the report through?

What to expect from a roof survey

Landlord and commercial surveys in Warlingham

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Your questions about thermal roof surveys in Warlingham

Is my home in Warlingham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Warlingham?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when you book.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • An energy rating for the building
  • Hidden layers that need to be opened up to check
  • Readings unaffected by sun, shade or reflections

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. Around Warlingham, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.
