Chelsham Roof Leak Investigation
Roof leak investigations in Chelsham and the rest of Surrey. We survey seven days a week.
- Wet patches high on an inside wall
- Brown rings on upstairs ceilings
- Leaks that appear only in driving rain
Why it is worth a survey now in Chelsham
A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow right away. Around Chelsham, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Roof leak investigations for homes and businesses in Chelsham
Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’re worried about water coming in around a roof light or dormer and water that shows only in certain storms, we can find out what’s behind it, whatever the roof.
Being in a small place like Chelsham makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Leave roof access to professionals
- Clear the loft hatch so we can get in
- Write down the wind direction and rain when it leaks
- Check whether pipes or tanks run near the stain
Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant.
Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
Your questions about roof leak investigations in Chelsham
Is Chelsham within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover Chelsham?
We do. Every survey there gets the same written report with photographs.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Why is not the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Wind, rain and roofs in Chelsham
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these roof types has its own typical places for water to get in. About 3 miles north lies Addington Palace, a reminder of how long the area around Chelsham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings like Warlingham Village Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces like Ledgers Wood can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take an older house close to Church of St Mary the Virgin: the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Chelsham is about 3 miles north-east of Caterham, in Surrey. Whether the building in Chelsham is a house, a flat or a commercial unit, the roof can be surveyed. We cover towns and villages across Surrey. We also survey roofs in London.

What we do, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about one to two hours at most homes, or half a day or so for a commercial building. Rural addresses near Chelsham can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We help you choose the package that suits the leak.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Where it’s useful and included, we take moisture readings and use thermal imaging.
- You get photos, the likely cause and clear recommendations.
Preparing for the visit
- Check pets are kept safely away
- If you’re buying, let the agent know when we’re coming
- Make sure we can get to the back of the property
