Gutter survey in Chelsham

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey valley gutters, downpipes and eaves gutters, and the problems we are asked to look at most are overflowing valley or parapet gutters and brackets that have dropped or snapped.

Older buildings in small places like Chelsham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Chelsham, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before we arrive

Chelsham questions

Can a landlord with a rental near Woldingham station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.

Does a conservation area affect roof work in Chelsham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What’s the best way to book?

It is easiest to call 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll recommend the right survey. We survey on any day of the week.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Does the season matter for a gutter survey?

There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

What we can’t see

Before you book, it’s worth knowing what a survey won’t do:

  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.

What we look at

  • Parapet and box gutters
  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

How the survey changes by roof type

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Why act early in Chelsham

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the loft space and the rooms below, frequently in the heaviest rain. Having them checked before autumn and winter makes sense. Older and listed buildings around Chelsham may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What affects the price in Chelsham

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • The size of the roof
  • The use of thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.

Local roofs in Chelsham

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Addington Palace, about 3 miles north, is one of the historic houses in the wider area around Chelsham. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around Ledgers Wood shed leaves that can end up in nearby gutters. Anyone responsible for a site like Warlingham Village Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Woldingham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
