Your questions about gutter surveys in Hamsey Green

Does a conservation area affect roof work in Hamsey Green?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Upper Warlingham station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, phone 07833 053749 or use the contact form.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where applicable.

Gutter survey in Hamsey Green

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We’re often asked to look into fascia boards damaged by overflowing water and cracked or loose downpipes, on parapet and box gutters, eaves gutters and outlets and hoppers.

In a village or hamlet like Hamsey Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

How the survey changes by roof type

Cast iron gutters

A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

What we do, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Hamsey Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

What a gutter survey looks like in Hamsey Green

Historic houses such as Addington Palace, about 2.8 miles north, show how far back building in the area around Hamsey Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Upper Warlingham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like St Antony, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Hidden sections we can’t view safely
  • Rot or damp concealed behind fascias or inside walls
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. The full list of what we check.

  • Downpipes
  • Parapet and box gutters
  • Valley gutters

Signs you need a gutter survey in Hamsey Green

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Common reasons to book include:

  • Blocked outlets and hoppers
  • Brackets that have dropped or snapped
  • Gutters overflowing in heavy rain
  • Dripping or leaking gutter joints

If you live near a park like Blanchman's Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Questions to ask before you book

  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA
  • What the report includes, and whether it has photos
  • Whether the roof space is looked at, where there is one
