Common questions in Kenley
How do I find out if my home in Kenley is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
I let a flat near Kenley station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, ring 07833 053749 or use the contact form.
Could my damp wall be caused by the gutters?
Overflowing gutters frequently lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Gutter survey in Kenley: what you get
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off, but they rarely get better. If you’re worried about downpipes that are split or coming away and gutters full of debris and silt, a survey will tell you what’s going on, on downpipes, outlets and hoppers and valley gutters alike.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Pipes below ground level
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Eaves gutters
- Fascias and soffits
- Parapet and box gutters
- Downpipes
- Outlets and hoppers
- Valley gutters
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Kenley runs like any other.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it is shared
- Make sure the loft hatch can be reached
How to book

Advice
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Do not climb a ladder to look in the gutters
- Book gutter clearing once a year, more frequently near trees
- Look for downpipes coming loose
- Watch ceilings under valley gutters for fresh marks
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Leave it or get it looked at?
Clearing gutters removes the debris but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Any roof job in Kenley means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

- An independent view of the roof

How the survey changes by roof type
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.
Lead-lined valley and parapet gutters
We check the lining, the joints and the outlets as far as they can be seen safely. Lead is also a target for theft.
What we’re asked to look at in Kenley
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Common reasons to book include:
- Cracked or loose downpipes
- Blocked outlets and hoppers
- Water spilling over the gutter edge
- Rotten fascias or stained soffits
If you look after a building such as Harris Primary Academy Kenley, large buildings have long gutter runs and big roofs that need checking like any other.
Before you book anyone
- What the report includes, and whether it has photographs
- Whether any drone flown is registered with the CAA
- How much experience they have with roofs like yours
- Whether you can ask questions once you have the report
Local roofs in Kenley
About 3.3 miles north-east lies Addington Palace, a reminder of how long the area around Kenley has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Kenley is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to Dollypers Hill is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
