Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How a gutter survey works in Purley

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey eaves gutters, outlets and hoppers and valley gutters, and people most often book us about choked outlets or hopper heads and dripping or leaking gutter joints.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Purley has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Honest limits

A survey is a proper look at the gutter, but it can’t do everything. The main limits are:

  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Hidden sections we can’t view safely

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

Why act early in Purley

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Any roof job in Purley means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

How the survey works

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a typical home, or half a day or so for a commercial building. If you have questions on the day, just ask. In a London area like Purley, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a report with photos and recommendations.

How to prepare

  • Tell us where we can park nearby
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Arrange a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Gutter surveys in Purley: local notes

About 3.6 miles north-east lies Addington Palace, a reminder of how long the area around Purley has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you run a business near St George's Walk, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Purley station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Do you need a gutter survey in Purley?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Leaves and moss blocking gutters
  • Fascia boards damaged by overflowing water
  • Blocked outlets and hoppers
  • Joints that drip after rain

Take an older house close to St Swithun's: old fixings, lead flashings and tall chimneys are typical of older roofs.

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

FAQs for Purley

I let a flat near Purley station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is my home in Purley listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or email us.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you work in Purley?

Yes. We carry out gutter surveys in Purley, and the service is the same as everywhere else we work.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
