Gutter survey in Russell Hill: what you get
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about joints that drip after rain and gutters full of debris and silt, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Russell Hill with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a London area like Russell Hill, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
How to prepare
- Dig out any old roof reports or invoices
- Let us know about parking before the day
- If the roof is shared, arrange access with whoever manages the building

Signs you need a gutter survey in Russell Hill
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.
Look out for signs like these:
- Gutters that have fallen out of line
- Overflowing eaves gutters
- Valley or box gutters that overflow inside
- Joints that drip after rain
For landlords with property near Waddon station, a dated record of the roof is useful when planning maintenance across a let.

What a gutter survey looks like in Russell Hill
Historic houses such as Addington Palace, about 3.7 miles east, show how far back building in the area around Russell Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live near a park like Duppas Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys. Anyone responsible for a site like Wallington Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.

Tips that help
A little preparation and a few simple habits help. Some pointers:
- Watch for green marks down the brickwork
- Check the loft with care after heavy rain
- Leave gutter checks at height to someone equipped for it
- Do not leave hidden gutters out of a clear-out
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Russell Hill: your questions answered
Is my home in Russell Hill listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Waddon station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Do you survey underground drains?
No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
How do I arrange a gutter survey in Russell Hill?
To book, phone 07833 053749 or email us and tell us the address and what you’d like to know. We will confirm the price and agree a day with you.
Will I get photos?
Yes, every report has them. Pictures sit next to the findings they show.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or drop us an email.
Honest limits
A survey is a proper look at the gutter, but it cannot do everything. The main limits are:
- Parts of gutters that can’t be seen safely
- Confirming asbestos in older rainwater goods
- Rot or damp concealed behind fascias or inside walls
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
What we check

- Fascias and soffits
- Outlets and hoppers
- Valley gutters
- Eaves gutters
- Parapet and box gutters
Why act early in Russell Hill
A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, frequently in the heaviest rain. Having them checked before autumn and winter makes sense. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
