Beddington Gutter Survey
Find out what’s going on with the gutter before you decide what to do next. We carry out gutter surveys in Beddington.
- Overflowing eaves gutters
- Choked outlets or hopper heads
- Leaves and moss blocking gutters
Roof by roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.
Gutter survey in Beddington: what you get
Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed fascia boards damaged by overflowing water and choked outlets or hopper heads, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Beddington with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of gutters that can’t be seen safely
- Asbestos testing of old gutters, downpipes or soffits
- What’s hidden inside a downpipe
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

Useful tips for Beddington property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- Include valley, parapet and box gutters when clearing
- Look for new stains on ceilings below valleys after rain
- Get trees that overhang the gutters trimmed
- Book gutter clearing once a year, more often near trees
If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.
Gutter surveys in Beddington: local notes
About 4 miles east lies Addington Palace, a reminder of how long the area around Beddington has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Beddington is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Beddington Park Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Parish Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a shop, office or commercial unit, for instance near Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What affects the price in Beddington
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- How many separate roofs there are, like extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
- The size of the roof
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Helping us price your survey
Before you get in touch, it helps to have:
- The style of property, from a terrace to a block
- Whether there’s a loft hatch, a shared roof or tricky access
- When you need the report by
- What’s prompted the survey
Every survey is priced before it’s booked, so you know where you stand. Gutter survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.
What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so in Beddington we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- Clear the way to the loft hatch
- Let us know about any leaks, stains or damp patches you know of

A visit typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.
