Gutter survey in Wallington: what you get
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey fascias and soffits, valley gutters and eaves gutters, and common reasons people get in touch are soffits marked by water and valley or box gutters that overflow inside.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Wallington are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Wallington
Is my home in Wallington listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can a landlord with a rental near Wallington station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Do you work in Wallington?
Yes. Wallington is part of the area we cover, and the service is the same as everywhere else we work.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Does the season matter for a gutter survey?
There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.
Common roof problems in Wallington
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.
These are some of the problems a survey can pick up:
- Leaks at the gutter joints
- Fascia boards damaged by overflowing water
- Choked outlets or hopper heads
- Brackets that have dropped or snapped
Take a building like Holy Trinity CofE Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Underground drains, which need a CCTV drain survey
- Parts of gutters that cannot be seen safely
- Blockages deep inside downpipes
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check the loft with care after heavy rain
- Check for spilling water in a downpour
- Watch for green marks down the brickwork
- Book gutter clearing once a year, more often near trees
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare

Roofs, chimneys and gutters in Wallington
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Nonsuch Mansion, about 3.4 miles west, show how far back building in the area around Wallington goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of the Holy Trinity, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Wallington station, a dated record of the roof is useful when planning maintenance across a let.

Why it is worth a survey now in Wallington
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
