How a gutter survey works in Bandonhill

We carry out gutter surveys in Bandonhill as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view from ground level, windows, the loft space and the roof where it is safe. A visit typically takes an hour or two at a typical home, and about three to four hours for a commercial roof. Afterwards, you get a written report with photos and recommendations. Typical surveys look at leaks at the gutter joints and gutters that have fallen out of line, on eaves gutters, downpipes and valley gutters.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Bandonhill, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Landlord and commercial surveys in Bandonhill

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the gutter, with photos, useful for planning maintenance.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical home, and longer for a large or complex roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

What happens if roof problems are left?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What a gutter survey looks like in Bandonhill

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Bandonhill has a long history of building, with Addington Palace about 4 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Trees in and around Beddington Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. As a London address, Bandonhill can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you own a rental within reach of Waddon station, the gap between tenancies is a good time to have the roof looked at.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Keep climbers away from the eaves
  • Check the loft with care after heavy rain
  • Include valley, parapet and box gutters when clearing
  • Check for spilling water in a downpour

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Questions from Bandonhill

Can a landlord with a rental near Waddon station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Bandonhill?

It depends on the street. If Bandonhill has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, call 07833 053749 or use the contact form.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out seven days a week. Just ring 07833 053749 or send us an email to arrange a day.

Do you climb onto every roof?

Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.
