Gutter survey in Waddon
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed gutters overflowing in heavy rain and dripping or leaking gutter joints, a survey will tell you what’s going on.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Waddon, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Waddon: your questions answered
Can parking be tricky for a visit in Waddon?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
I let a flat near Waddon station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
How quickly is the report sent?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How long will you be on site?
A visit normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. You’ll know roughly how long when we arrange the visit.
Will you photograph what you find?
Yes. Photographs are part of every report, so you can see each point for yourself.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just phone 07833 053749 or use the contact form for a price.
Practical tips
Nothing here needs a ladder. Our suggestions:
- Watch for green marks down the brickwork
- Look for new stains on ceilings below valleys after rain
- Check for spilling water in a downpour
- Have overhanging branches cut back
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
When to book a survey in Waddon
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
Typical things we’re asked to look at include:
- Gutters overflowing in heavy rain
- Leaking or loose downpipes
- Joints that drip after rain
- Leaves and moss blocking gutters
If you live in an older home near Church of St George, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What’s outside the scope of the survey
- Will they check the loft as well as the outside?
- How long the report takes to arrive
How the survey changes by roof type
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what is not.
Fascias and soffits
Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Local roofs in Waddon
Addington Palace, about 3.1 miles east, is one of the historic houses in the wider area around Waddon. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Aerodrome Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near St George's Walk, a dated report on the roof is useful for planning and for any lease discussions.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for most houses, with bigger or more complicated roofs taking longer. In Waddon, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
