Why it’s worth a survey now in Broad Green

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How a gutter survey works in Broad Green

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey downpipes, valley gutters and fascias and soffits, and common reasons people get in touch are downpipes that are split or coming away and leaves and moss blocking gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Broad Green has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey

If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before booking. What a survey covers and doesn’t.

What we look at

  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters

How the survey works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Dig out any old roof reports or invoices
  • Make sure we can get to the back of the property

Advice

What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Broad Green

Is my home in Broad Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Broad Green?

Usually it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Do you work in Broad Green?

Yes. We cover Broad Green and the rest of Greater London. For a price, call 07833 053749 or use the contact form.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What a gutter survey looks like in Broad Green

Historic houses such as Kingswood House, about 3.2 miles north, show how far back building in the area around Broad Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Broad Green is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Waddon Ponds can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of West Croydon station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Elmwood Infant School: large buildings have long gutter runs and big roofs that need checking like any other.
