Chimney surveys in Broad Green

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. In Broad Green, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

How a chimney survey works in Broad Green

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. Typical surveys look at damp on a chimney breast inside and loose, cracked or missing pots, on lead flashings, shared and party-wall stacks and brick chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Broad Green with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the flue is safe to use
  • Conditions inside walls
  • A structural engineer’s assessment

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and does not.

What this survey covers

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a London area like Broad Green, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

How we price chimney surveys

We confirm the exact price before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Height and safe access
  • How many separate roofs there are, like extensions, dormers and garages
  • The roof’s overall size

For a price for your roof in Broad Green, call 07833 053749 or use the contact form with the address and a few details. We’ll confirm the figure before booking.

Getting in touch

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Anything about access we should know

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Local roofs in Broad Green

Historic houses like Kingswood House, about 3.2 miles north, show how far back building in the area around Broad Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark such as Church of St Saviour, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Waddon Ponds is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For businesses in and around places like Centrale Croydon, a dated report on the roof is useful for planning and for any lease discussions.

Different roofs, different checks

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

FAQs for Broad Green

Does a conservation area affect roof work in Broad Green?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can a landlord with a rental near West Croydon station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details as you book.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

What’s in the survey report?

A photo-illustrated written report, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
