About our chimney survey in Russell Hill
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and common reasons people get in touch are damp patches on chimney breasts and lifted or split lead flashings.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Russell Hill as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When you need someone else
Before booking, it is worth knowing what a survey will not do:
- Flue inspections or sweeping
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What a survey covers and doesn’t.
What this survey covers
- Brick chimney stacks
- Flaunching
- Chimney pots and cowls
- Shared and party-wall stacks
- Chimney breasts
- Lead flashings
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. From the street, a London terrace usually shows only its front slope or parapet, so in Russell Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Find any records of previous roof work
- Make sure we can get to the back of the property

Landlords, agents and block managers in Russell Hill
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
How the survey changes by roof type
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report says what can and can’t be judged.
Local roofs in Russell Hill
Historic houses such as Addington Palace, about 3.7 miles east, show how far back building in the area around Russell Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live in an older home near St. Paul's, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Waddon station, a dated record of the roof is useful when planning maintenance across a let. If you look after a building such as Wallington Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Russell Hill: your questions answered
Can parking be tricky for a visit in Russell Hill?
Sometimes, yes. If Russell Hill has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you survey roofs for landlords with property near Waddon station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Will you check the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.
Do you climb onto every roof?
Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Note any damp on chimney breasts and when it appears
- Book a sweep for flues that are in use
- Remove aerials or dishes from the stack if they’re no longer needed
- Find out whether changes to a stack need permission
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
