Roofs, chimneys and gutters in Roundshaw

Addington Palace, about 3.9 miles east, is one of the historic houses in the wider area around Roundshaw. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Waddon Ponds shed leaves that can end up in nearby gutters. If you own one of the older houses in the streets near St. Paul's, old fixings, lead flashings and tall chimneys are typical of older roofs.

Chimney surveys for homes and businesses in Roundshaw

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. We are often asked to look into a stack that appears to lean and gaps where the stack meets the roof, on chimney pots and cowls, chimney breasts and brick chimney stacks.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Roundshaw has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Book a sweep for flues that are in use
  • Ask for ventilated caps on redundant stacks
  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Landlords, agents and block managers in Roundshaw

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

Common roof problems in Roundshaw

Lots of homes have redundant stacks. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

A survey can pick up problems such as:

  • A chimney out of line
  • Redundant stacks capped without ventilation
  • Damaged chimney pots and cowls
  • Lifted or split lead flashings

For businesses in and around places such as St George's Walk, a dated report on the roof is useful for planning and for any lease discussions.

Choosing a roof surveyor

  • What exactly goes into their report
  • What the survey won’t cover
  • Whether VAT is added on top
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

How the survey changes by roof type

Lead flashings

Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

FAQs for Roundshaw

How do I find out if my home in Roundshaw is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

I let a flat near Wallington station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

How long will you be at the property?

Expect it to take roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. The written report follows by email, on the timescale of your package.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What happens on the day

After the inspection, everything we found is written up as a written report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In Roundshaw, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.
