Chimney survey in Bandonhill, Greater London
Know where you stand with the chimney stack before you spend money on it. We carry out chimney surveys in Bandonhill.
- Worn or missing pointing
- Unused flues sealed without airflow
- Pots or cowls that look unsafe
What we look for on each type of roof
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it is caught early.
Brick stacks
Many older stacks were built with lime mortar. We note where repairs should match the original mortar.
Chimney surveys for homes and businesses in Bandonhill
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. Typical surveys look at pots or cowls that look unsafe and disused chimneys trapping moisture, across chimney breasts, lead flashings and chimney pots and cowls.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Bandonhill, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Your questions about chimney surveys in Bandonhill
I let a flat near Waddon station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
Does a conservation area affect roof work in Bandonhill?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you take photos of the roof?
Yes, every report has them. Pictures sit next to the findings they show.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
What a chimney survey doesn’t cover
It is a careful look at the chimney stack, not the whole story. The main limits are:
- Checks on boilers, fires or their flues
- What’s inside the brickwork or behind render, without opening up
- The inside of the flue, which needs a sweep or flue specialist
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.
What we look at
- Chimney pots and cowls
- Shared and party-wall stacks
- Chimney breasts
- Brick chimney stacks
- Lead flashings
- Flaunching
How it works
We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a house, as part of a look at the roof around the stack. In Bandonhill, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- You get a written report with photos and our recommendations.
Before we arrive
- Point out any leaks or damp patches
- Unlock side gates and any roof access doors
- For flats, make sure roof access has been agreed
Getting a price
Booking is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
Related advice
Common roof problems in Bandonhill
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
These are some of the problems a survey can pick up:
- Gaps in the mortar around the pots
- Lifted or split lead flashings
- Bricks with flaking faces
- Staining on walls around the chimney
Living close to Beddington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
Choosing a roof surveyor
- What happens after the report arrives
- Their insurance cover
- How soon the report will arrive
- Which viewpoints they use to see the roof
What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- The package you choose: Basic, Standard or Premium
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
- The roof’s overall size
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
There is no need for technical words. It is enough to let us know:
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
- What made you get in touch
- How the loft is reached, if there is one
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
Chimney surveys around Bandonhill
Historic houses such as Addington Palace, about 4 miles east, show how far back building in the area around Bandonhill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Bandonhill is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For a London address like Bandonhill, it’s useful to know about controlled parking before the day. Landlords with a home close to Waddon station may find that a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
