What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An energy rating for the building
  • Whether the deck or roof structure is strong enough
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

What we check

  • Commercial roofs
  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Ceilings below the roof

How a thermal roof survey works in Russell Hill

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. If you are worried about leaks that are hard to trace and damp around chimneys and parapets, we can find out what’s behind it.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Russell Hill as anywhere. Tell us about the building and access when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Questions from Russell Hill

Can parking be tricky for a visit in Russell Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is drone flying allowed in Russell Hill?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How do I arrange a thermal roof survey in Russell Hill?

To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How does a thermal imaging roof survey work?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

What conditions are best for thermal imaging?

The results depend on the weather. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Useful tips for Russell Hill property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Don’t climb onto the roof to look for leaks yourself
  • Don’t switch the heating off before the visit
  • File the images with your roof records
  • Keep a record of when stains appear

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

What we are asked to look at in Russell Hill

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which helps when timescales are tight.

Look out for signs like these:

  • Areas losing heat at the eaves and junctions
  • Damp around roof outlets and upstands
  • Damp where roofs meet walls and chimneys
  • Possible trapped moisture under a flat roof covering

If you look after a shop, office or commercial unit, for example near St George's Walk, thermal images can show trapped moisture across a wide commercial roof.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • What they will not be able to tell you
  • When you’ll get the report
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Drones, thermal imaging and Russell Hill roofs

With Addington Palace about 3.7 miles east, Russell Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

If you run a hotel or guest house in or near Russell Hill, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. If you own one of the older houses in the streets near St. Paul's, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey typically takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In Russell Hill, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller

Why get it checked now?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
