Beddington questions

Does a conservation area affect roof work in Beddington?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Beddington?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is Beddington in your area?

Yes. We carry out thermal roof surveys in Beddington, and the service is the same as everywhere else we work.

What can thermal imaging tell me about my roof?

It records surface temperature across the roof. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is thermal imaging useful on pitched roofs?

It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it’s safe.

Thermal roof surveys for homes and businesses in Beddington

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and common reasons people get in touch are cold spots on ceilings under the roof and wet insulation beneath the membrane.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a visit in Beddington, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand

Advice

Flying and imaging in Beddington

Historic houses such as Addington Palace, about 4 miles east, show how far back building in the area around Beddington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

As a London address, Beddington can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. Shop and office owners around Centrale Croydon may find that large commercial roofs are often easiest to see from the air or with a thermal camera.

Why it’s worth a survey now in Beddington

Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. It helps when deciding whether to patch an area or replace the roof. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Signs you need a thermal roof survey in Beddington

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.

Signs worth acting on include:

  • Damp around chimneys and parapets
  • Thin or uneven insulation in the roof
  • Heat escaping through the roof
  • Cold spots on ceilings under the roof

Take an older house close to Parish Church of St Mary the Virgin: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Choosing a roof surveyor

  • What happens after the report arrives
  • Will the report include photos?
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top

What to expect from a roof survey

What affects the cost of thermal roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to let us know when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Different roofs, different checks

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it’s sitting, given suitable conditions on the day.

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.
