Thermal imaging roof survey in Old Town, Greater London
We carry out thermal roof surveys in Old Town and the rest of Greater London. We survey on weekdays and at weekends.
- Ceilings that feel colder in places
- Leaks far from where the stain appears
- Gaps in loft insulation
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Make sure the loft can be reached safely
- Keep outlets and gutters clear to stop water sitting
- Keep the report to compare against after any repair
- Take photos of stains as they appear, so we can compare
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, alongside what we recommend. With a Premium Survey, you get the report the same day.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.
How a thermal roof survey works in Old Town
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are leaks far from where the stain appears and damp patches with no obvious cause, across insulated roof spaces, loft conversions and ceilings below the roof.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Old Town as anywhere. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Why it is worth a survey now in Old Town
Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
Why us?
- Thermal imaging and drones used where they help
- Every finding written up with photos
- PI and public liability insurance
- Package prices that include VAT

What a thermal roof survey does not cover
In fairness, a roof survey has limits:
- An energy rating for the building
- Seeing water directly, as the camera shows temperature, not moisture
- The condition of timbers we can’t see
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.
Roof types and parts we check

- Pitched roof slopes
- Loft conversions
- Ceilings below the roof
- Flat roofs
- Insulated roof spaces
Questions from Old Town
How do I find out if my home in Old Town is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will parking be an issue for a roof survey in Old Town?
Sometimes, yes. If Old Town has controlled parking where you are, a visitor permit is the easiest answer.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, like electronic leak detection.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What do I do with the report?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Airspace, weather and Old Town roofs
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Historic houses such as Addington Palace, about 3 miles east, show how far back building in the area around Old Town goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Old Town is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. Shop and office owners around Centrale Croydon may find that thermal images can show trapped moisture across a wide commercial roof.
Old Town is about 1 mile north-west of Croydon, in Greater London. Roofs in Old Town get the same thorough look as anywhere else in Greater London. Our area takes in places right across Greater London, large and small. For surveys nearby, see our London page.

When to book a survey in Old Town
People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
Typical things we’re asked to look at include:
- Areas of a flat roof that may hold water
- Patches of heat loss across the roof
- Water getting in at parapets and stacks
- Wet areas near outlets and upstands
A roof leak in a hotel or guest house around Old Town means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.
Before you book any roof surveyor

- Are they insured for the work?
- Do they have a CAA Flyer ID and Operator ID for drone work?

Prices for thermal roof surveys in Old Town
Our packages start from £150, inc. VAT. The price for your roof depends on:
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
- How tall the building is and how easy the roof is to see
- Roof area
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Booking your survey
These details help when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- What’s prompted the survey
- The kind of building and roof involved
- Dates you are working to, such as exchange
When you’re ready to go ahead, call 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.
What we do, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for a house, and more on a big or complicated roof. In Old Town, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before the survey
- If you’re buying, let the agent know when we are coming
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
