New roof snagging in Old Town, Greater London
Independent new roof snagging in Old Town. More than 5,000 surveys completed across London and South East England.
- Offcuts and broken tiles left behind
- Loose or badly finished ridge tiles
- Signs of condensation in the roof space
Leave it or get it looked at?
It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. In Old Town, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

How new roof snagging works in Old Town
Snagging means finding the small faults and loose ends left at the end of a job. Roof snags often show at ridges, verges, valleys and flashings where the work is most fiddly. We inspect as far as can safely be seen and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey replacement roofs, loft conversions and dormers and new-build homes, and common reasons people get in touch are verge tiles or slates not secured and signs of condensation in the roof space.
London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Old Town, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Book snagging before the final payment
- Tell your roofer the work will be inspected
- Check before your warranty period ends
- Look for marks or cracks left by the work
The report lists each snag with photos and written recommendations. You can send it straight to your roofer.
Put the warranty or defects period end date in your diary. Book a check well before it so snags can be raised.

Common questions in Old Town
Does a conservation area affect roof work in Old Town?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Old Town in the area you cover?
Yes. Our area covers London and the South East, and Old Town is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
Do you get involved if the roofer disagrees with the report?
No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder though our report gives you the facts we saw.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. You get a photo report of any snags for you to pass to your builder.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
How long will you be on site?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What new roof snagging looks like in Old Town
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. With Addington Palace about 3 miles east, Old Town sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Croydon Minster are frequently among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to West Croydon station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. As a London address, Old Town can be tricky for parking: tell us about permits, visitor bays or off-street space when booking.

How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. If you have questions on the day, just ask. For a visit in Old Town, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it is safe, the roof itself.
- We agree what to focus on, like a payment date or a warranty period ending.
- The roof is inspected from the ground, vantage points and the roof where safe.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Preparing for the visit

Advice
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Nails and clips under the slates or tiles
- How the roof will perform for years to come
- Repair costs for putting snags right
