New roof snagging in Broad Green

Replacing a roof costs a lot, so it is worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. You get a written report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. If you are worried about loose flashings at walls or chimneys and loose or badly finished ridge tiles, a survey will tell you what’s going on, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Broad Green could be any of them. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The report records the new roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

Before and after the survey

Here are a few things we’d tell any owner:

  • Put any issues to your roofer in writing
  • Check the roof before you pay in full
  • Watch for drips in the loft space with care
  • Check before your warranty period ends

After the snags are sorted, watch the roof in the next heavy rain. If anything shows, tell your roofer straight away.

Note the end date of any defects or warranty period. Book a check well before it so snags can be raised.

Your questions about new roof snagging in Broad Green

Is Broad Green in the area you cover?

Yes, Broad Green is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Is parking a problem for a survey in Broad Green?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. London terraces rarely offer a view of the whole roof from one spot, so in Broad Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. We send a report with photos of each snag.

Before we arrive

  • Let us know about parking before the day

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How the roof will perform for years to come
  • Settling a dispute with your roofer or builder
  • Estimates of what fixes will cost

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.

What affects the price in Broad Green

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

If you can, have these to hand when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors

What new roof snagging looks like in Broad Green

The wider area around Broad Green has a long history of building, with Kingswood House about 3.2 miles north. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near West Croydon station, a written report helps before buying a rental or paying for a new roof on one. As a London address, Broad Green can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised. If you live in an older home near Church of St Saviour, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We look at it where it can be seen.

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.
