Our roof survey service in CR7
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey chimney stacks, clay and concrete tiles and flat roofs, and the problems we are asked to look at most are worn lead at chimneys and abutments and condensation or damp timbers in the loft.
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We check the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- We email a report with photos and recommendations.

Homes and roofs across CR7
Across CR7, we survey roofs for owners, landlords and agents, from Thornton Heath, Broad Green and Norbury to the quieter places in between. Every report comes with photos and written recommendations.
Our area covers London and South East England, including CR7. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Thornton Heath: If you own a rental within reach of Thornton Heath station, a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Grangewood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.
Why act early?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.
Questions to ask before you book
- Which limits apply to the survey
- Whether you can ask questions once you have the report
- Whether the loft is part of the inspection
- Whether VAT is added on top
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Hold on to the report for future surveys
- Check the roof from ground level after storms
- Let us know about past leaks
- Have details of recent roof work to hand
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What a survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the slates, tiles or felt
- A full building survey of the property
- Whether the roof structure meets design loads
DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Different roofs, different checks
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
CR7 questions
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Will the report say how many years my roof has left?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
What does a roof survey cost?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
