Common roof problems in Thornton Heath

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

A survey makes sense if you’ve noticed:

  • Leaking or loose downpipes
  • Hoppers and outlets full of debris
  • Water backing up from a hidden gutter
  • Leaves and moss blocking gutters

Trees in and around Grangewood Park shed leaves that can end up in nearby gutters.

What a roof survey includes

Gutter survey in Thornton Heath

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, outlets and hoppers and fascias and soffits, and people most frequently book us about leaks at the gutter joints and fascia boards damaged by overflowing water.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Thornton Heath, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, and more on a big or complicated roof. You are welcome to ask questions while we’re there. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Thornton Heath runs like any other.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

What a gutter survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we cannot view safely
  • The inside of buried drains
  • What’s behind fascias and inside walls

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Common questions in Thornton Heath

I let a flat near Thornton Heath station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Thornton Heath is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will the survey check for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens after the survey?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Leave it or get it looked at?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Roof by roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

Thornton Heath homes and their roofs

The wider area around Thornton Heath has a long history of building, with Kingswood House about 2.4 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark like Church of St Stephen, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Thornton Heath station may find that a dated record of the roof is useful when planning maintenance across a let.
