Gutter surveys for homes and businesses in Pollards Hill
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We’re frequently asked to look into hoppers and outlets full of debris and joints that drip after rain, on valley gutters, fascias and soffits and eaves gutters.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Pollards Hill, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What this survey can’t tell you
A survey is a close look at the gutter, but it cannot do everything. Its limits include:
- Gutters out of sight from every safe vantage point
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.
What we check
- Valley gutters
- Parapet and box gutters
- Outlets and hoppers
- Downpipes
- Fascias and soffits
- Eaves gutters
Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

FAQs for Pollards Hill
Can parking be tricky for a visit in Pollards Hill?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
How do I find out if my home in Pollards Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Does the season matter for a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Local roofs in Pollards Hill
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Pollards Hill has a long history of building, with Kingswood House about 1.9 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a shop, office or commercial unit, for example near Centrale Croydon, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church such as St Oswald are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Grangewood Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Prices for gutter surveys in Pollards Hill
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- How big the roof is
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

How the survey works
Every roof is different; as a rough guide, the survey takes an hour or two at most homes, and more on a big or complicated roof. You are welcome to ask questions while we are there. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Pollards Hill runs like any other.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Have any paperwork from past roof work to hand
- Have any questions written down, so nothing gets missed
- Check the loft hatch can be reached
