Flat roof surveys for homes and businesses in Pollards Hill

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed water getting in at rooflights and outlets that hold water back, a survey will tell you what’s going on, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Pollards Hill, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see

A survey is a proper look at the flat roof, but it can’t do everything. Its limits include:

  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Roofs we survey in Pollards Hill

  • EPDM rubber
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Do you need a flat roof survey in Pollards Hill?

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Look out for signs like these:

  • Blisters and bubbles in the covering
  • Signs of deflection in the roof deck
  • Cracked or split membrane
  • Ponding water that does not drain away

Controlled parking zones are common in London, so mention any permit rules for Pollards Hill.

Choosing a roof surveyor

  • Their report turnaround times
  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA
  • How long they’ve been surveying roofs

Pollards Hill questions

Is Pollards Hill in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Pollards Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Do you check flat roofs for asbestos?

We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Flat and commercial roofs around Pollards Hill

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Pollards Hill is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Pollards Hill has a long history of building, with Kingswood House about 1.9 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you run a business near Centrale Croydon, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you let a flat or house near Norbury station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Useful tips for Pollards Hill property owners

You don’t need to be a roofer to help. Here’s what helps most:

  • Clear roof outlets and gutters each autumn
  • Check that new brackets or units haven’t damaged the covering
  • Limit foot traffic on the covering
  • Book a survey every few years

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. London terraces rarely offer a view of the whole roof from one spot, so in Pollards Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors
  • If it is not your property yet, arrange access through the agent

Advice

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Whether it’s a home or a commercial building

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
