Flat roof survey in Streatham: what you get
If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’ve noticed failed seals around rooflight kerbs and pools of water lying on the roof, a survey will tell you what’s going on, whatever the roof.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Streatham, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. From the street, a London terrace usually shows only its front slope or parapet, so in Streatham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We check the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Getting ready for the survey
- Clear the way to the loft hatch
- Keep pets in another room
- If the roof is shared, arrange access with whoever manages the building

Streatham questions
Is parking a problem for a survey in Streatham?
Parking in Streatham, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
How do I find out if my home in Streatham is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or send us an email.
How fast do I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
Are you insured?
We hold professional indemnity and public liability insurance.
Useful tips for Streatham property owners
From years of surveys, a few habits stand out as worth the effort:
- Note where water lies after a downpour
- Book a survey every few years
- Never stand on rooflights or fragile sheeting
- Check ceilings under the roof for damp patches
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
What we cannot see
Before you book, it’s worth knowing what a survey will not do:
- What’s under the membrane without opening it up
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- Whether old sheeting or boards contain asbestos
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

Prices for flat roof surveys in Streatham
Several things affect the price of a survey:
- The roof’s overall size
- Features like valleys, chimneys, dormers and parapets
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
You don’t need to know any roofing terms. Just tell us:
- Your timetable, such as an exchange date
- What’s prompted the survey
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Flat roof surveys in Streatham: local notes
Historic houses such as Kingswood House, about 2 miles east, show how far back building in the area around Streatham goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you look after a shop, office or commercial unit, for instance near Southside Wandsworth, flat roofs over shops and units are easy to forget until water comes through a ceiling. Anyone responsible for a site like St Andrew's Catholic Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Streatham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
