How we price flat roof surveys

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office
  • Features like valleys, chimneys, dormers and parapets

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What we need to know

Getting the details right at the start saves time. Please include:

  • The property’s address and postcode
  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How a flat roof survey works in Streatham Hill

If the house you’re buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. If you’ve noticed cracked or split membrane and outlets that hold water back, we can find out what’s behind it, on GRP fibreglass, EPDM rubber and upstands and outlets alike.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Streatham Hill, the roof above may belong to the building rather than one flat.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Treat rooflights and old sheeting as fragile
  • Keep people off the roof unless they need to be there
  • Keep records of when the roof was laid and what work has been done
  • Plan a survey before the covering reaches the end of its usual life

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

Before the survey

  • Find any records of previous roof work
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Arrange a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Local flat roofs in Streatham Hill

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 1.9 miles east lies Kingswood House, a reminder of how long the area around Streatham Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Streatham Hill station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For businesses in and around places such as Southside Wandsworth, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own one of the older houses in the streets near Church of St Margaret, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Streatham Hill: your questions answered

Do you cover Streatham Hill?

Yes, Streatham Hill is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Is my home in Streatham Hill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

How long is the visit?

Expect it to take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. The written report follows by email, on the timescale of your package.

Do you take photos of the roof?

Yes, plenty. Each finding is shown in a picture where possible.

What will the report tell me?

Written findings with photographs, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Why it is worth a survey now in Streatham Hill

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why us?

  • 20+ years’ experience

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Roof by roof

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
