Brixton questions
Is parking a problem for a survey in Brixton?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Is my home in Brixton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How long will you be at the property?
That depends on the size and shape of the roof, but most surveys take about one to two hours for a house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.
How do I book a survey in Brixton?
The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof. We survey seven days a week.
Is a flat roof survey the same as a building survey?
No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.
Can you tell me how long my flat roof will last?
There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Flat roof survey in Brixton
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Typical surveys look at standing water left after rain and splits and cracks in the covering, on upstands and outlets, GRP fibreglass and EPDM rubber.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Brixton, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What we look for on each type of roof
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.
DIY checks: what’s safe
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Flat and commercial roofs around Brixton
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Kingswood House, about 2.4 miles south-east, show how far back building in the area around Brixton goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you run a business near Southside Wandsworth, flat roofs over shops and units are easy to forget until water comes through a ceiling. For an older house near a landmark like Trinity Congregational Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For landlords with property near Brixton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Why it’s worth a survey now in Brixton
If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

How it works
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. From the street, a London terrace typically shows only its front slope or parapet, so in Brixton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there’s access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Unlock side gates and any roof access doors
- If it isn’t your property yet, arrange access through the agent

Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Clear roof outlets and gutters each autumn
- Check ceilings under the roof for damp patches
- Plan a survey before the covering reaches the end of its usual life
- Ask contractors to protect the roof if they work on it
Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
What affects the cost of flat roof surveys
Prices always include VAT. The things that change the price are:
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- Commercial roofs and larger buildings
- Roof area
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Booking your survey
To price your survey accurately, we will ask about:
- Whether there is a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.
