Flat roof surveys in Hyde farm estate

How a flat roof survey works in Hyde farm estate

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. Common reasons to book are signs of deflection in the roof deck and cracked or split membrane, across felt flat roofs, single-ply membranes and GRP fibreglass.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Hyde farm estate, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Flat roof surveys in Hyde farm estate: local notes

Historic houses such as Kingswood House, about 2.6 miles east, show how far back building in the area around Hyde farm estate goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own one of the older houses in the streets near St. Stephen's Church, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings like Telferscot Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Balham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Hyde farm estate, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • For flats, check roof access has been agreed
  • Check pets are kept safely away

Common questions in Hyde farm estate

Do you cover Hyde farm estate?

We do. The survey and report are the same in Hyde farm estate as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Hyde farm estate is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

What’s the best way to book?

Simply call 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

How long will you be at the property?

It usually takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. We will confirm the timing when booking.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What we look for on each type of roof

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Why act early in Hyde farm estate

Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches
  • Note where water lies after a downpour
  • Ask whoever fits equipment on the roof to make good the covering

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

What a survey costs

All our prices include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

If you can, have these to hand when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.
