Gutter surveys in Hyde farm estate

Roof by roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

How a gutter survey works in Hyde farm estate

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We are often asked to look into blocked outlets and hoppers and leaks at the gutter joints, on fascias and soffits, eaves gutters and valley gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Hyde farm estate as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

After the visit, you get a report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Why get it checked now?

Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Gutter surveys around Hyde farm estate

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Hyde farm estate has a long history of building, with Kingswood House about 2.6 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Telferscot Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Balham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near St. Stephen's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Hyde farm estate

Will parking be an issue for a roof survey in Hyde farm estate?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you survey roofs for landlords with property near Balham station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Can the survey be at a weekend?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or email us to arrange a day.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roofs we survey in Hyde farm estate

  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Valley gutters

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing
  • Look for green streaks or damp patches on walls
  • Check from ground level or a window, not a ladder

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Prices for gutter surveys in Hyde farm estate

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Which survey package you book
  • Whether it’s a home or a commercial building
  • Roof area
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

What we need to know

If you can, have these to hand when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them

If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. Surveys in Hyde farm estate can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work
  • For flats, check roof access has been agreed
