Gutter survey in Streatham Park: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It is an easy job to put off, but they rarely get better. Typical surveys look at valley or box gutters that overflow inside and hoppers and outlets full of debris, across outlets and hoppers, fascias and soffits and parapet and box gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Streatham Park as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roofs, chimneys and gutters in Streatham Park

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Kingswood House, about 2.6 miles east, is one of the historic houses in the wider area around Streatham Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Streatham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near Southside Wandsworth, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • Height and safe access
  • Roof area

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What to tell us when you contact us

You do not need to know any roofing terms. Just tell us:

  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or drop us an email.

How it works

Every roof is different; as a rough guide, the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Parts of gutters that can’t be seen safely
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.

Streatham Park questions

Will parking be an issue for a roof survey in Streatham Park?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Does a conservation area affect roof work in Streatham Park?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you climb onto every roof?

Only where it is safe to do so. We inspect what can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How do I arrange a gutter survey in Streatham Park?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Is Streatham Park in your area?

Yes. Our area covers London and South East England, Streatham Park included.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

When to book a survey in Streatham Park

Plenty of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and lets weeds take root.

Here are some of the things we see often:

  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss
  • Leaking or loose downpipes
  • Dripping or leaking gutter joints

Living close to Streatham Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn.
