Furzedown Gutter Survey
A careful look at the gutter at your property in Furzedown, with photographs and a written report.

- Fascia boards damaged by overflowing water
Gutter survey in Furzedown: what you get
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters packed with leaves or moss and choked outlets or hopper heads, we can find out what’s behind it, whatever the roof.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Furzedown, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Useful tips for Furzedown property owners
These tips come from what we see on roofs every week:
- Note any damp stains below the gutters
- Include valley, parapet and box gutters when clearing
- Don’t climb a ladder to look in the gutters
- Book gutter clearing once a year, more frequently near trees
Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Landlord and commercial surveys in Furzedown
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Honest limits
In fairness, a roof survey has limits:
- Asbestos testing of old gutters, downpipes or soffits
- Hidden sections we can’t view safely
- Rot or damp concealed behind fascias or inside walls
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.
What this survey covers
- Parapet and box gutters
- Eaves gutters
- Valley gutters
- Fascias and soffits
- Outlets and hoppers
- Downpipes
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How it works
After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take roughly 1–2 hours at most homes, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Furzedown runs like any other.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the loft space, where there is safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches

Gutter surveys around Furzedown
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Furzedown is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Kingswood House, about 2.9 miles east, is one of the historic houses in the wider area around Furzedown. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If your home is one of the older ones in the streets near St Paul's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Figge's Marsh is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Graveney School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.
Furzedown: your questions answered
How do I find out if my home in Furzedown is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can parking be tricky for a visit in Furzedown?
Parking in Furzedown, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Will you check the loft?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Will you photograph what you find?
Yes. We photograph the roof as we go, and they go into the written report.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.
