Gutter surveys for homes and businesses in Streatham

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a report with photos. Common reasons to book are overflowing eaves gutters and dripping or leaking gutter joints, on parapet and box gutters, downpipes and eaves gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Streatham has one, it needs checking from somewhere that can actually see it.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Streatham can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photographs and recommendations.

What we look for on each type of roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Gutter surveys in Streatham: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Kingswood House about 2 miles east, Streatham sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you live in an older home near St Leonard's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you run a business near Southside Wandsworth, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Do you need a gutter survey in Streatham?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Gutters overflowing in heavy rain
  • Valley or box gutters that overflow inside
  • Leaking or loose downpipes
  • Dripping or leaking gutter joints

Landlords with a home close to Streatham station may find that the gap between tenancies is a good time to have the roof looked at.

Common questions in Streatham

Do you survey roofs for landlords with property near Streatham station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Does a conservation area affect roof work in Streatham?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How long does a gutter survey take?

It usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we will explain what’s needed.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why act early in Streatham

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
