Landlord roof survey in Streatham: what you get

We survey let and shared roofs in Streatham and across London and South East England. Time on site typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. A written report with photos follows. Common reasons to book are missing or loose roof coverings and choked outlets and gutters, across gutters and downpipes, flat roofs on blocks and rented houses.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Streatham with this kind of roof, the hidden gutter is one of the first things to check.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What affects the cost of landlord roof surveys

To price your survey, we check:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Roof area
  • If the survey needs thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

A little information up front helps. It is useful to include:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • The style of property, from a terrace to a block

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

Streatham questions

Do you survey roofs for landlords with property near Streatham station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is my home in Streatham listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How long does the survey take?

Time on site depends on the roof, but most surveys take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email.

Is Streatham in your area?

Yes. Our area covers London and South East England, and that includes Streatham.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Why it is worth a survey now in Streatham

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. In Streatham, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Local roofs in Streatham

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2 miles east lies Kingswood House, a reminder of how long the area around Streatham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as St Andrew's Catholic Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like St Leonard's Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you run a business near Southside Wandsworth, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Act on high-priority defects quickly
  • Keep roof surveys on a rolling plan
  • Ask your managing agent about lease terms
  • Give residents notice before a survey

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

For landlords and managing agents

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

What we cannot see

It’s useful to know what a survey won’t do before you book:

  • A full building survey of every part of the property
  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What we check

  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Shared roofs
  • Rented houses

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take an hour or two for a single let house, with blocks of flats taking longer. For a visit in Streatham, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
  • Jot down any questions you want answered
