Common roof problems in Streatham Park

Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Problems we come across frequently include:

  • Ceiling stains reported by tenants
  • Leaking joints at party walls
  • Standing water on a flat roof
  • Loose ridge or hip tiles

If you own one of the older houses in the streets near Parish Church of St Alban, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • When you will get the report
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof
  • Whether VAT is added on top

What a good roof survey covers

How a landlord roof survey works in Streatham Park

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey converted houses, blocks of flats and flat roofs on blocks, and the problems we’re asked to look at most are standing water on a flat roof and failed flashings at walls and chimneys.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Streatham Park has one, it needs checking from somewhere that can actually see it.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey changes by roof type

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Practical tips

Small things make a difference. Our tips:

  • Give residents notice before a survey
  • Put urgent roof work at the top of the list
  • Check the roof space can be accessed
  • Survey the roof on a regular cycle

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents frequently choose the package that suits the building.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What a survey costs

To price your survey, we check:

  • How many separate roofs there are, like extensions, dormers and garages
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • House, block, shop or office

Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Getting in touch

When you call or email, these details help:

  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • The property’s address and postcode

Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most houses, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

How to prepare

  • Make sure we can get to the back of the property
  • If you are buying, let the agent know when we’re coming
  • For flats, make sure roof access has been agreed

Book a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Streatham Park: your questions answered

Is parking a problem for a survey in Streatham Park?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can a landlord with a rental near Streatham station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we’ll say so.
