Gutter surveys in Tulse Hill

Gutter survey in Tulse Hill

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’ve noticed overflowing eaves gutters and dripping or leaking gutter joints, a survey will tell you what’s going on, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Do you need a gutter survey in Tulse Hill?

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

Problems we come across often include:

  • Overflowing valley or parapet gutters
  • Overflowing eaves gutters
  • Fascia boards damaged by overflowing water
  • Blocked outlets and hoppers

For site and facilities teams at buildings like St Martin-In-The-Fields High School for Girls, a written record of a large roof helps plan work for the holidays rather than in term time.

Before booking any roof surveyor

  • Is there a chance to talk the report through?

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Don’t climb a ladder to look in the gutters
  • Get trees that overhang the gutters trimmed
  • Watch the gutters during heavy rain
  • Make sure downpipe clips are holding

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Tulse Hill: your questions answered

Do you survey roofs for landlords with property near Tulse Hill station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Tulse Hill?

It depends on the street. If Tulse Hill has controlled parking where you are, a visitor permit is the easiest answer.

Is there a good time of year to book a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you check the drains below ground?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when booking.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Gutter surveys in Tulse Hill: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Tulse Hill has a long history of building, with Kingswood House about 1.6 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Tulse Hill station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Belair Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Honest limits

It is a careful look at the gutter, not the whole story. The main limits are:

  • Damage hidden inside walls or behind boards
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.
