Surveys for landlords and agents in Pollards Hill

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

How a pre-purchase roof survey works in Pollards Hill

Buyers in Pollards Hill and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or email us. We are often asked to look into gaps where slates or tiles have come loose and worn or lifted lead flashings, across gutters and downpipes, lead flashings and valleys and the roof space.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Pollards Hill, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, like when you want to compare after future work.

Pollards Hill: your questions answered

Can parking be tricky for a visit in Pollards Hill?

Parking in Pollards Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does a conservation area affect roof work in Pollards Hill?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Will you climb onto the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Helping us price your survey

These details help when you get in touch:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block
  • Any photos you have, taken from ground level or a window
  • What’s prompted the survey

If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What a pre-purchase roof survey does not cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Let us know your timetable
  • Ask who repairs the roof under the lease
  • Ask the seller about past roof repairs
  • Ask for loft access on the day

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Buying a home or a new roof in Pollards Hill

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Norbury station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Controlled parking zones are common in London, so mention any permit rules for Pollards Hill, along with any off-street space. If you live in an older home near St Oswald, the roof may have had decades of patch repairs, and the survey shows where they are.
