Flat roof surveys for Norbury homes and businesses

Leave it or get it looked at?

A small split in a flat roof is normally a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Flat roof survey in Norbury: what you get

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or email us with the address and an idea of the roof’s size. Common reasons to book are splits, cracks and crazing and leaks around rooflights, on felt flat roofs, EPDM rubber and single-ply membranes.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Norbury, the roof above may belong to the building rather than one flat.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Landlord and commercial surveys in Norbury

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Norbury moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors

What a flat roof survey looks like in Norbury

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Kingswood House, about 1.9 miles north-east, is one of the historic houses in the wider area around Norbury. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Landlords with a home close to Norbury station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near Centrale Croydon, flat roofs over shops and units are easy to forget until water comes through a ceiling. Anyone responsible for a site like Kensington Avenue Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Questions from Norbury

Is Norbury in the area you cover?

Yes, Norbury is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Is my home in Norbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

How do you inspect a flat roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

What we cannot see

It is a careful look at the flat roof, not the whole story. Its limits include:

  • A promise that the roof will not leak in future
  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.
