Honest limits

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • The structure in the way a structural engineer would assess it

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

What we check

  • Rented houses
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks

Landlord roof surveys for homes and businesses in Norbury

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on any day of the week, which can make access easier to arrange. We survey converted houses, rented houses and shared roofs, and people most often book us about standing water on a flat roof and cracked or leaning shared chimneys.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Norbury, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the let or shared roof on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

Leave it or get it looked at?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Questions from Norbury

Is my home in Norbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can parking be tricky for a visit in Norbury?

Typically it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

Do you cover Norbury?

Yes, we do. We carry out landlord roof surveys in Norbury.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Keep roof surveys on a rolling plan
  • Make sure the loft space can be accessed
  • Book gutter clearing at least once a year
  • Tell tenants when we’re coming

The report comes with photos and written recommendations, prioritised by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.

What affects the price in Norbury

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Booking your survey

If you can, have these to hand when you contact us:

  • Dates you’re working to, such as exchange
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window

A quick phone call is typically the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Landlord roof surveys around Norbury

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Norbury has a long history of building, with Kingswood House about 1.9 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For site and facilities teams at buildings like Kensington Avenue Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Grangewood Park can get more leaves in their gutters in autumn. If you own a rental within reach of Norbury station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

The survey, step by step

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes an hour or two for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
