Gutter surveys near Norbury

Gutter survey in Norbury

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Common reasons to book are brackets that have dropped or snapped and gutters overflowing in heavy rain, on fascias and soffits, eaves gutters and downpipes.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Norbury are no exception. Shared chimney stacks and the lead around them are just as important to check.

We keep jargon out of it: if work is needed, the report says so clearly.

Your questions about gutter surveys in Norbury

I let a flat near Norbury station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Norbury listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or send us an email.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. Most surveys take about one to two hours for most houses, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

When to book a survey in Norbury

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Typical things we’re asked to look at include:

  • Leaves and moss blocking gutters
  • Gutters overflowing in heavy rain
  • Overflowing valley or parapet gutters
  • Soffits marked by water

Anyone responsible for a site like Kensington Avenue Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

  • Whether VAT is added on top
  • What they will not be able to tell you

What’s in a roof survey

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from every safe viewpoint
  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Gutter surveys in Norbury: local notes

Historic houses like Kingswood House, about 1.9 miles north-east, show how far back building in the area around Norbury goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take an older house close to St Oswald: its roof may have old fixings, lead flashings and chimneys that need a closer look. For businesses in and around places such as Centrale Croydon, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In Norbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.
