About our roof survey in Norbury

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run seven days a week, so it’s easy to find a day that suits. Typical surveys look at ponding, splits or blisters on flat roofs and worn lead at chimneys and abutments, across natural slate, flat roofs and chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Norbury with this kind of roof, the hidden gutter is one of the first things to check.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in Norbury, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

When to book a survey in Norbury

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

Things that often lead to a survey include:

  • Gutters that overflow in heavy rain
  • Ponding, splits or blisters on flat roofs
  • Flashings that have come away from the wall
  • Torn or sagging underlay

Living close to Grangewood Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Questions to ask before you book

  • Whether the loft space is looked at, where there is one
  • How long they’ve been surveying roofs
  • Their insurance cover
  • What happens after the report arrives

What a good roof survey covers

Surveys for landlords and agents in Norbury

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why act early in Norbury

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What you get with us

  • Surveys on weekdays, Saturdays and Sundays
  • An independent look at the roof
  • Every finding written up with photos
  • Drones and thermal imaging where applicable

Roof surveys around Norbury

With Kingswood House about 1.9 miles north-east, Norbury sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as St Oswald are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Kensington Avenue Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Norbury is about 1 mile north of Thornton Heath, in Greater London. We survey roofs in Norbury and the surrounding area across London and South East England. Our Greater London coverage includes Norbury and the places around it. Our London page covers surveys nearby.

Before and after the survey

Here are a few things we’d tell any owner:

  • Gather any paperwork for past roof work
  • Look for debris in the garden after high winds
  • Mention any flat roofs as well as the main roof
  • Check we can open the loft hatch

Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Questions from Norbury

Is my home in Norbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Are there drone restrictions around Norbury?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.
