Roof leak investigation in Broad Green: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. Common reasons to book are damp patches next to the stack and water through the ceiling under a flat roof, on rooflights and dormers, slate and tile slopes and chimney stacks.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Broad Green, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

We keep jargon out of it: if work is needed, the report says so clearly.

Practical tips

Small things make a difference. Some pointers:

  • Write down the wind direction and rain when it leaks
  • Check whether pipes or tanks run near the stain
  • Put a bucket under the drip and move valuables
  • Keep water away from lights and sockets

Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.

Have leaves and moss cleared from gutters, valleys and outlets, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

What a roof leak investigation looks like in Broad Green

Kingswood House, about 3.2 miles north, is one of the historic houses in the wider area around Broad Green. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Broad Green is one of them, bay roofs, hips and later dormers each have their own details. Knowing the roof type helps narrow down where water may be getting in.

If you look after a building such as Elmwood Infant School, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to West Croydon station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Shop and office owners around Centrale Croydon may find that a leak can close part of a shop or office, so finding the cause quickly matters.

How we price roof leak investigations

To price your survey, we check:

  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Booking your survey

Before you get in touch, it is useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date

Booking is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Questions from Broad Green

Can parking be tricky for a visit in Broad Green?

It depends on the street. If Broad Green has controlled parking where you are, a visitor permit is the easiest answer.

How do I find out if my home in Broad Green is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you always find the source?

Not always, and we will be honest about that. Some leaks hide well, especially those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Do you cover Broad Green?

Yes. We survey roofs across London and South East England, Broad Green included.

How much does a roof leak investigation cost in Broad Green?

Why act early in Broad Green

Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a typical home, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Broad Green runs like any other.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft
  • Make sure we can get to the back of the property
