Roof leak investigations for Waddon homes and businesses

About our roof leak investigation in Waddon

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. We survey valleys and parapet gutters, flat roof details and rooflights and dormers, and people most often book us about brown rings on upstairs ceilings and damp walls below an overflowing gutter.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Waddon, inside and out. Let us know when the water shows, and in what kind of weather.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two for most houses, and more on a big or complicated roof. In a London area like Waddon, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • For flats, check roof access has been agreed

Advice

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Leaks from plumbing, tanks or pipework rather than the roof
  • Faults hidden behind ceilings or boarding
  • The repair itself (the investigation finds and reports the cause)

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers
  • Flat roof details
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Make sure the loft is accessible
  • Let us know what has already been tried
  • Record whether it leaks in every downpour or only some
  • Keep a photo record of the damp patch

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Why it’s worth a survey now in Waddon

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. In Waddon, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for the job before booking.

Questions from Waddon

Do you cover Waddon?

Yes, Waddon is within the area we cover. We work right across London and South East England. You can phone 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Waddon?

Usually it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can every leak be traced?

We cannot promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source is not certain, we list the likely routes in order.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

How long does a roof leak investigation take?

The visit typically takes between one and two hours on an ordinary house, or half a day or so for a commercial building. We’ll give you an idea of timing as you book.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Different roofs, different checks

Parapet and box gutters

A butterfly roof drains to a central valley gutter. Problems there often show in the rooms on the top floor.

Valleys

A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.

Roof leak investigations around Waddon

About 3.1 miles east lies Addington Palace, a reminder of how long the area around Waddon has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Homes near green spaces such as Duppas Hill can get more leaves in their gutters in autumn. If you run a business near St George's Walk, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For an older house near a landmark such as Church of St George, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
