Roofs, chimneys and gutters in Old Town
Historic houses like Addington Palace, about 3 miles east, show how far back building in the area around Old Town goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you own a rental within reach of West Croydon station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park such as Duppas Hill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Chimney survey in Old Town
Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey chimney breasts, shared and party-wall stacks and lead flashings, and people most often book us about damaged chimney pots and cowls and staining on walls around the chimney.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Old Town, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a chimney survey does not cover
A survey is a careful look at the chimney stack, but it can’t do everything. The main limits are:
- Gas safety checks, which need a Gas Safe registered engineer
- Flue inspections or sweeping
- Whether a stack needs rebuilding on structural grounds
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.
Roofs we survey in Old Town
- Shared and party-wall stacks
- Chimney breasts
- Flaunching
- Chimney pots and cowls
- Lead flashings
- Brick chimney stacks
How it works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a London area like Old Town, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Gather any invoices or paperwork from past roof work
- Clear the way to the loft hatch
- Let us know where we can park nearby

Old Town: your questions answered
Can parking be tricky for a visit in Old Town?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Is my home in Old Town listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What do you check on a chimney?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
What happens after the survey?
You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Is a leaning chimney dangerous?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
How do I arrange a chimney survey in Old Town?
To book, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, call 07833 053749 or send us an email.
What we are asked to look at in Old Town
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
A survey makes sense if you’ve noticed:
- Disused chimneys trapping moisture
- Damaged chimney pots and cowls
- Gaps where the stack meets the roof
- Signs that a stack is leaning
The streets around a church such as Croydon Minster are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking any roof surveyor

What affects the cost of chimney surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- The height of the building and how the roof can safely be seen
- Whether it is a home or a commercial building
- Whether you choose the Basic, Standard or Premium Survey
- Extra roofs, like extensions, dormers or garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
There is no need for technical words. Just tell us:
- Dates you are working to, such as exchange
- Your postcode, so we can check access and travel
- Whether there is a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Flaunching
Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.
Why get it checked now?
If you are thinking of removing or reducing a stack, it’s useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
