Useful tips for Beddington property owners

Nothing here needs a ladder. Our suggestions:

  • Arrange flat access beforehand
  • Keep roof outlets and gutters clear
  • Get legal advice on lease responsibilities
  • Ask residents to report damp right away

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.

Landlord roof survey in Beddington: what you get

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe viewpoint, including from the roof space and the flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. Typical surveys look at damaged pots and flaunching and cracked or lifting flashings, across gutters and downpipes, flat roofs on blocks and rented houses.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Beddington are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations or an engineer’s report
  • Legal advice on leases or service charges
  • Parts of the roof we cannot safely see or access

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

What happens if roof problems are left?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before booking.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect an hour or two for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Beddington runs like any other.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Leave a clear route to the loft
  • Let us know where we can park nearby

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

Beddington homes and their roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Addington Palace, about 4 miles east, show how far back building in the area around Beddington goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Waddon station, a roof report helps you deal with small faults before they turn into a call from a tenant. Shop and office owners around Centrale Croydon may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Beddington is about 2 miles west of Croydon, in Greater London. From houses to flats and shops in Beddington, the roof can be surveyed. Across Greater London, we cover Beddington. For surveys nearby, see our London page.

Your questions about landlord roof surveys in Beddington

Do you survey roofs for landlords with property near Waddon station?

Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Does a conservation area affect roof work in Beddington?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we’ll say so.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What we are asked to look at in Beddington

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time, particularly on taller buildings.

Most people get in touch when they’ve noticed something like this:

  • Failed flashings at walls and chimneys
  • Damaged party-wall upstands or parapets
  • Worn ridges, hips and verges
  • Gutters overflowing onto walls

Trees in and around Waddon Ponds shed leaves that can end up in nearby gutters.
