Independent gutter surveys in Sanderstead

Gutter survey in Sanderstead: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We are often asked to look into rotten fascias or stained soffits and sagging gutters and loose brackets, across downpipes, valley gutters and outlets and hoppers.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Sanderstead has one, it needs checking from somewhere that can actually see it.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What affects the cost of gutter surveys

We confirm the exact price before you book. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • The size of the roof
  • Commercial roofs and larger buildings

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • When you need the report by
  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block

To get a price for gutter surveys in Sanderstead, call 07833 053749 or email us. Some details about the property and the roof help us price the survey accurately.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Sanderstead: your questions answered

Does a conservation area affect roof work in Sanderstead?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey roofs for landlords with property near Riddlesdown station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we will note that in the report.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

The survey, step by step

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In Sanderstead, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or drop us an email to find out.

Roofs, chimneys and gutters in Sanderstead

With Addington Palace about 2.3 miles north-east, Sanderstead sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Sanderstead is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Littleheath Woods can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. For site and facilities teams at buildings such as Gresham Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What this survey cannot tell you

Before you book, it is worth knowing what a survey won’t do:

  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
